Awesome Service

Called Folkes at 3:45pm with an HVAC issues. Service men were on site in about an hour fixed the issue. Folkes exceeded my expectations.

Customer had no heat on main floor zone, thermostat was set to heat with a call of 72 degrees but only 58 in home, zone valve not calling, checked wiring at thermostat which everything connected but found prong bent for r wire, fixed prong and thermostat made contact, found first floor main floor one to have bad zone valve, replaced zone valve and tested zone valve opened, waited until supply and return pipes got hot felt baseboards on main floor when he all began to get hot, customer is newer to home and their were no service tape present so customer also signed up for maintenance agreement as well. System operational,and working.

Cleaned and serviced one oil boiler with MA, changed filter nozzle and strainer, vacuumed combustion chamber and around boiler, inspected all water components which no signs of leaks, boiler pressure normal, all six zones calling for heat , all circulator running, supply and return pipes are hot, inspected air handlers down stairs filters clean 20x20x5, inspected second floor air handlers those filters will need to be changed soon gave customer size 20x25x5, combustion and efficiency test was normal, customer renewed maintenance agreement, also customer would like us to give him a price to replace chimney metal clean out where flue goes into chimney had a leak and beginning to corrode away.

Found oil leaking down wall from first floor indoor unit. Removed covers and found compressor oil leaking from evaporator coil. Checked evaporator coil with refrigerant leak detector. Leak on evaporator coil. Need to follow up with customer with evaporator replacement estimate or system replacement. Left VM for customer. Office to run c.c. On file

This is to snake the main line from an in side clean out. This includes a camera inspection of the line. Folkes is not responsible if the pipe breaks from the snake Folkes arrived on 12/6/2021 for a backed up line. I started by removing the clean out and sending the snake down, it did not do much I went 15ft in and I was in the tank. I camera the line and noticed that the inlet was lower then the water level in the tank. Customer is going to have septic company come out and check the tank. I also recommended desk along the old cast iron line. I then thanked the customer for choosing folkes and left.

Service for water quality assessment. Customer requires the replacement their existing 60 gallon indirect water heater. Water quality test conducted. Ph just under 6.0. Hardness @ 5 parts per gallon. Iron undetectable. Total dissolved solids (tds) @ 53. Customer sees the affects of hard water on her fixtures and heater equipment throughout house and was informed on the corrective measure needed to address both hardness level and acidic water. Customer was provided estimates for water softening systems with both new and existing well equipment. Customer also provided estimate for requested replacement of 60 gallon indirect water heater.

Arrived at customers house to perform Annual service, vacuum boiler, filter strainer nozzle, noticed a leak on top of the expansion tank, replace expansion tank

Spoke to tech support about boiler and dived into all manufacturer settings on boiler, made adjustments, tested, system operational, boiler is working with outdoor temperature sensor and regulating boiler temperature, but regulating at a low temp for energy savings but not really heating home properly, tech support stated the colder it gets outside the higher the boiler temperature will rise. Had customer talk to tech support for them to explain the same details to customer about what’s going on with boiler. System is operational, control system on boiler can be replaced with regular hydrostat Aquastat and add an additional Aquastat on indirect water heater if control does not fit customers needs for heat and hot water.

Service for leaking washer machine line. Arrived to home to find customer was not at home but left door open for us. Went into home and found that washer was in right hand closet in kitchen. Looked behind washer and found that water was on base of cabinet. Ran washer and found no water line or drainage line leaking. In doing a full evaluation I found that the water was coming from the rain soft unit hanging on cabinets wall. Found that the housing was leaking. Shut off water to unit and explain to customer what I had found. Customer is satisfied with service. We are unable to replace this unit appliance company will make repairs.

No heat one zone due to air pocket in water line, purged, tested, zone operational, also found clogged air vent not helping to remove air pockets from lines, replaced, tested all four zones, also adjusted temp for indirect water heater down to 120degrees, customer stated hot water is way to hot, all zones operational. Need to schedule appointment for comfort advisor to come out and give an estimate to install ductless system for home, also need to order outdoor temp sensor for boiler, sensor needs to be replaced, not reading proper temp outside, and need to re-evaluate boiler with tech support to make sure all settings are set up correctly.

Customer stated pipes were cold. Arrived and found boiler temp at 0. Found switch on buderus logamatic in wrong position. Must of hit switch accidentally when trying to turn power off to boiler, switch is located directly next to power switch. After moving switch on the burner fired up and every zone became hot. Checked all baseboard all baseboard hot.

Customer had heard whistling noise like pressure building coming from indirect water heater circulator pump and shut system down, turned boiler on and supply got hot as well as circulator but supply after circulator was cold, purged indirect zone and pipes got hot heard water circulating in pipes, water in sink in basement was hot, circulator pump for indirect is chattering a little, would recommend changing circulator soon but will have to be ordered. System operational and working.
